The Property

The development has benefitted from an extensive multi-year planning process that began in 2010. The goal has always been to produce a product that is stunning to look at, fabulous to live with, complete in its offering selection but always without compromising practicality. Multiple international architectural firms invited to provide design concepts generated a proposal from one of Australia’s pre-eminent architectural and design firms, Architectus, comprised of two interlocking ‘L’ shaped buildings connected underground providing for extensive grounds but also ensuring that all living rooms and bedrooms have external views of the mountains and ski slopes.

Using the topography of the land and incorporating a private elevator for residents’ exclusive use allowed for the creation of an optimally located ski valet which ensures ski-in/ski-out access unmatched anywhere else in Hirafu. Within individual units, all living rooms are orientated to optimize the views for which Niseko is so famed, and all bedrooms have en-suite bathrooms. Many units further benefit from either a two key or even three key configuration to ensure maximum flexibility in room rental thus increasing yields to owners.

The public spaces, lobby, restaurant, spa, gym, onsen, retail, café have likewise been designed with matching care and attention to ensure that all residents’ needs are met. This has been achieved by marrying first class architecture with a similar quality of interior design handled by two world class interior design firms: Pike Withers, a renowned Sydney, Australia based hospitality and residential interior design firm has handled all residential units excluding the penthouses; and Wilson Associates a US firm based in Dallas, Texas, known for some of the most iconic hotels worldwide has handled the interior design for the public spaces and the penthouses. The results are truly spectacular.

Onsens
Comprising extensive separate his and hers onsens with cold plunge pools, saunas and three private family onsens available on a pre-booked basis, all fed with Skye Niseko’s own dedicated onsen water, sourced from its well extending hundreds of meters beneath the mountain.

Ski valet
Providing safekeeping of skis, snowboards and boots on heated racks, with generous benches and boot changing area thus eliminating all inconveniences of managing skis and boards. Storage provided for your day shoes.

Ski rental
Located within the ski valet allowing guests and residents the convenience of onsite rental and overnight ski and board tuning.

Residents only ski elevators
No stairs to climb or descend carrying your skis or board at Skye Niseko. Leave the valet, enter the elevator, push the button and exit on the slope to ski to the lift; truly ski-in/ski out.

Wellness spa
Multiple treatments available including floatation tank, and that massage after a long day on the golf course, on the slopes or out mountain biking.

Food and beverage
Hirafu’s largest restaurant and bar, as well as a separate delicatessen and cafe adjoining the Lobby, provide options day and night. The delicatessen will stock supplies for when guests choose to prepare food using the well appointed kitchen in their apartment.

Gym/yoga
Adjoining the Wellness Spa is a 90 square metre space set up a both a gym and a yoga space, with dedicated toilet facilities.

Kids club/other facilities
A multi-purpose space with variable functionality during the year in accordance with demand. Likely providing kids club in winter and a conference, business meeting facility in summer.

Housekeeping services
Provided on a regular basis but can be available as frequently as desired.

Front desk concierge
All services that you would wish from a full service hotel, restaurant reservations, ski lift tickets and airport transfers, tours, welcome food and goodies package to await your arrival, taxi services, assistance with translation and much more.

The Location

Niseko claims both the most snowfall of any major resort worldwide and a lightness and dryness of snow that make the skiing conditions some of the very best anywhere. Niseko boasts a long season, the resort usually opening late November and running through to late April/early May – all from a mountain base at a little over 300 meters elevation.

Niseko additionally lays claim to the world’s most extensive night skiing. Not only is this a fabulous experience out on the slopes and so easily accessible from Skye Niseko, but from the vantage point of many of the units this will make the night time views as dramatic, if not more so, as those during the day.

The summer season is in many ways just as strong, offering an abundance of cultural and outdoor pursuits: the festivals, the world famous dramatically colourful fields of blooming flowers, the road and mountain biking, the white water rafting, the golf (8 golf courses within easy reach of Skye Niseko), tennis, fishing, hiking, ballooning and of course the region’s hot springs, to say nothing of the year round cuisine – just extraordinary choices.

Penthouses

Skye Niseko has five Penthouses, four with four bedrooms and one with three. Located on the top floor of the highest altitude building in the surrounding area they overlook all that surrounds. The views in every direction are stupendous and to capture this to full effect these units benefit from floor to ceiling windows. With their own extensive private balconies, heated to keep them clear of snow in winter, and each with their own dedicated fire pit and Rotenburo (exterior onsen) fed with rich mineral water from deep within the mountain they are spectacular. Winters, clasping a cup of hot chocolate sitting beside the roaring fire pit or sitting in the steaming Rotenburo with the snow falling, watching the night skiing show; or summers, dining al fresco on a private balcony with the tranquility and grandeur of the surrounding hills and forests of the National Park as company, owners of these units will appreciate all that is magical about Niseko.

One of the world’s foremost design groups, Wilson Associates, whose roster of achievements is arguably second to none in the resort and hospitality sector were engaged to specifically address these five units. With the quality of interior design at Skye Niseko already unmatched by any other building in the Niseko area the goal of making these five units special by comparison was a tough one to meet. The outcome, however will not disappoint, warm welcoming tones, the finest in furnishings and fabrics, beautifully appointed kitchens and bathrooms, state of the art audio visual and every amenity that one would expect make these as glamorous as the views these units command of the surrounding terrain.

The Penthouses share with all other units features such as air conditioning for the summer and heating for the winter throughout with heated floors in all of the living areas and bathrooms.

Bathrooms benefit from highest quality finishes of stone, granite and marble throughout, with top end European plumbing fixtures. Likewise the appliances in the kitchen are top of the line European manufactured units.

Penthouse living rooms all have top quality furnishings and gas fueled fireplaces.

But what makes the Skye Penthouses really stand out are their balcony space, each Penthouse has a generous private balcony with under floor heating to keep the snow melted in winter. Each balcony in turn has an outside onsen bath supplied directly by Skye Niseko’s private onsen well drilled deep under the building and also a fire pit with a gas fueled open fire with surround seating.

Amenities

The lobby, a cool, contemporary but welcoming area with casual seating and a café just off to one side makes for a convivial meeting place; an onsen well directly beneath the hotel taps rich mineral waters from deep within the mountain feeding the extensive onsite onsen.

A spa/wellness center provides for some well-earned indulgence or for those looking to tone rather than relax the fully equipped gym/yoga studio is always available.

The restaurant/bar will be the largest in Hirafu and promises to be an exciting destination open all day, providing breakfast to those who prefer not to use their own kitchen early in the day through to late night after dinner drinks. A delicatessen/café adjacent to the lobby provides for light snacks and residents’ shopping needs while retail therapy is available just across the lobby.

The ski valet is an exquisitely designed space carefully thought through to ensure the often troublesome process of getting the family to the slopes is made as easy as possible and also incorporates a full ski and board rental facility on site exclusive to residents only.
