Skye Niseko sits at the apex of Grand Hirafu positioned at the highest point of Hirafu’s main thoroughfare, Hirafu Zaka Street, and located within the Japanese national park with commanding views in every direction.

As a condominium hotel, Skye Niseko will operate as a hotel owned by the individual unit owners. When owner's are not in occupancy, their units are let to third party users to generate a return to owners.

 

Given Skye Niseko’s location and its overall design and build quality, it is fully expected that Skye Niseko will command some of the highest room rates of any establishment in Niseko. And with strict zoning regulations governing construction in the national park, Skye Niseko’s exclusiveness, pre-eminent among properties in the area, cannot be compromised.

Thus from the perspective of an owner, not only is this a home owned for the enjoyment of spending time with family and friends, but also one capable of generating positive on-going financial returns and likely capital appreciation.

Ownership

Purchase Process

A purchase of Skye Niseko will require that buyers sign a simple set of purchase contracts which are in standardized Japanese format (fully translated) and require an upfront deposit payment of 20% of the purchase price. Thereafter interim payments up to a maximum of 30% of the purchase price are paid over the coming months with the final 50% paid at the time of delivery of units to purchasers in August 2018.

All deposits and interim payments are guaranteed by a Japanese Government regulated third party, Tokyo Real Estate Guarantee Corporation, known as a Deposit Guarantee Corporation (“DGC”). Upon the payment of each deposit or interim payment the purchaser is issued with a certificate from the DGC which guarantees to refund the amounts deposited or paid in the event of failure by the developer to deliver the purchased unit(s).

 

Tokyo Real Estate Guarantee Corporation is backed by Bank of Tokyo-Mitsubishi UFJ, Aioi Nissay Dowa Insurance Co., Ltd., Sompo Japan Nipponkoa Insurance Inc., and Daido Life Insurance Company. All costs of the DGC are fully met by the developer.

There are no commissions charged to buyers on purchase as these costs are absorbed by the developer.

Ongoing Ownership

Ownership of an apartment in Skye Niseko makes one a member of a select community which, in addition to the privileges provided by the building, also means convenience and simplicity in the participation of the hotel’s business.

Detailed financial statements will be made available to each owner explaining the income and costs associated with their freehold unit, likewise assistance will be provided to each owner with the filing of his or her Japanese tax return in order to minimise the inconvenience and time needed for this process.

 

 

Each year a full budget is presented for the forthcoming year and owners will be invited to attend and vote at the regular meetings of the management’s association which every owner automatically becomes a member of. The association will be professionally staffed and available to answer questions and provide assistance to owners at any time.

The goal is to provide clarity to the owners as well as make this home/investment ownership as simple and as easy as possible.

Team

Summit Properties has again teamed up with general contractor Iwata Chizaki. The design architecture has been performed by Architectus of Australia with local Sapporo firm ISA being the architect of record responsible for managing the construction and delivery of the project. Wilson Associates’ Dallas office has designed the common area and penthouse interiors with Pike Withers of Sydney handling the other accommodation units.

Architectus - is an experienced and creative design practice providing comprehensive design and management services in architecture, interior architecture, urban design and urban planning. Projects have the benefit of inspirational design and strategic thinking from the combined talents of some of the most skilled professionals in Australia and New Zealand. Directors collaborate across projects and regions providing high level strategic direction and design input ensuring the quality of design reflects the group’s core principles.

 

ISA Architects - principal Koichiro Ishiguro is one of Hokkaido’s pre-eminent architects. Having graduated from Nagoya Institute of Technology in 1982, followed by further studies at Columbia University in the United States, his career has taken him to Tokyo, New York, and now Hokkaido. Koichiro has been involved with many of the most important projects in Niseko.
